Selling your home can seem a daunting experience. We’re here to guide you throughout the entire process to make it as easy as possible.

Initial Consultation
We will meet you at your property for a free sales appraisal. We will discuss exactly what you are looking to achieve and how best to achieve this. From here, we will begin to tailor our sales approach. You may have a focus on achieving the highest value, the quickest sale, etc. for which we can then act accordingly.

Instruction
Once you are happy to proceed, you will give your formal instruction for us to act on your behalf. At this stage, only if required, we will begin arranging contractors (painters, staging, BER certificates, etc.). This is dependent on the plan we have created with you and your goal for the sale.
Advertising your Property
We advertise on all major platforms (Daft, MyHome, Henry Wiltshire, Facebook, Instagram & YouTube). We will tailor your listing to the needs of buyers and can arrange:
- Virtual Reality Tours
- Live video tours
- Videography
- Newspaper features
- Brochures and much more

Marketing
As standard, we use a professional photographer on all sales listings. This shows the property in its best light and will attract more attention.

Viewings
We will vet and arrange viewings with any prospective buyers at a time that best suits them. We will confirm appointments with you ahead of each viewing.

Offers
We will negotiate on your behalf to achieve the highest price possible. We will keep you updated on progress, parties involved and advised throughout the process.

Exchange
Once we have agreed the price and you are happy, we will liaise with solicitors on both sides to create and exchange contracts. We will arrange final requirements (surveyors, bank valuers, etc.)

Completion
Once we have confirmation from your solicitor that funds have been received, we will then handover the keys to the new owners.
